			<content:encoded><![CDATA[<p>The <a href="http://www.noisettesc.com">Noisette</a> Co. will no longer be overseeing the project management for OTP.  However, Elias Deeb, formerly of Noisette now heading <a href="http://www.cedrusdevelopment.com">Cedrus</a>, will continue as Project Manager.  From the March 8, 2010 press release:</p>
<p><em>North Charleston City Council has approved a new project management contract for Oak Terrace Preserve with Cedrus, LLC, a Daniel Island-based real estate consulting firm that specializes in sustainable development and project management.  The firm is headed by Elias Deeb, who has been the on-site Project Manager for OTP for the past four years.  The contract follows Deeb’s departure last December from The Noisette Company, LLC, which once held the project management contract for Oak Terrace Preserve. City Council voted 10-1 in favor of the Cedrus Development contract on February 25. </em></p>

			<content:encoded><![CDATA[<p>Perhaps you&#8217;ve seen a number of signs along E. Liberty Park Circle that alert interested parties to a re-zoning request to be discussed by the City of North Charleston&#8217;s Planning Commission&#8217;s meeting on March 8, 2010 at 6pm.  According to Elias Deeb, OTP Project manager, the re-zoning request includes the following amendments to the Oak Terrace Preserve PDD (planned development district):</p>
<ol>
<li><em>Townhome Only: Reducing the rear setback to 4&#8242; from 10&#8242;.  We are able to pick-up the 6&#8242; in the right-of-way (ROW) between the edge-of-pavement and the property line.  This one is really a net &#8220;no-change&#8221;, but gives an additional 6&#8242; of depth for townhome, backyard and garage siting on the lot.</em></li>
<li><em>Townhome Only:  Property line relocation on the Phase I townhome lots only right across from the tree island on E. Liberty Park Circle.  We are moving the property line about 11.5&#8242; towards the curb.  This area was originally planned for bioswale, but quite some time ago our engineer concluded these small sections were not needed for storm water treatment.  The resulting arrangement will be 2&#8242; grass from curb to 4&#8242; sidewalk to 2&#8242; grass to new property line.  The new arrangement is exactly what you see for the single-family homes that do not have a bioswale in front of them.<br />

The townhome builder, Carriage Hill Associates, made it through a rigorous selection process and we welcome them to the Oak Terrace Preserve team.  You may have seen them working on the townhome information center on East Liberty Park Circle.  The information center will be open soon.</p>
<p>Carriage Hill will be starting on the first two townhome blocks in Phase I, blocks 500 and 501.  The two blocks are planned for approximately 32 townhome lots.  Individual buildings will contain two, three or four homes and the architectural style is in keeping with and similar to the current style found at OTP (we hope to have drawings to post soon).  The townhomes are required to adhere to the same Neighborhood Design Guidelines as the single-family homes and must go through full Design Review Board approval.  Just like the rest of the neighborhood they will have a community sidewalk in the front and parking in the rear.</p>
<p>The Oak Terrace Preserve townhomes will be a valuable and exciting addition to the neighborhood.  Check back soon for another update.</p>

<p>Next the final grade will be tweaked, paspalum sod will be installed on the shoulder and top edge of the slope, river stone will be installed at the bottom of the flumes and the sidewalks will be poured.</p>
